STATESBORO, Ga. (May 6, 2026) - Campus Apartments announced the acquisition of Monarch 301 , a 546-bed student housing property located adjacent to Georgia Southern University in Statesboro, GA. The acquisition, which officially closed on April 30th, expands Campus’ holdings in Statesboro, which also include The Hudson - located right next door - and Axis Student Living .
A premier asset in the Statesboro market, Monarch 301 has averaged over 99% occupancy and nearly 9% annual rent growth over the last four years. As of closing, the asset was 99% occupied and among the market leaders in preleasing for AY 26-27.
Located along Main Street just steps from the Georgia Southern academic core, the garden-style property includes 180 units, with a mix of one-, two- and four-bedroom apartments. Amenities include a spacious clubhouse featuring dedicated study spaces, resident lounges, and a 24-hour fitness center, as well as a range of outdoor gathering areas highlighted by a resort-style pool. Additionally, Campus plans to upgrade the property’s high-speed internet through Campus Technologies Inc.

Third annual event unites athletes, families, and the community to support children facing serious illnesses & disabilities
Boston, MA (October 2, 2025) – Team IMPACT, a nonprofit that matches children facing serious illness and disability with college sports teams, will host its third annual All In 5K event on Sunday, October 19. The event, which unites communities across the country, raised more than $130,000 last year with over 2,000 participants nationwide.

Marshall’s leadership has also been instrumental in the success of the All In 5K in partnership with Team IMPACT, which includes an annual event that has raised over $250,000 to date and supported Campus’ recognition with the Mental Health Bell Seal Certification from 2022 to 2024.

Scott Caliguire has been promoted to Associate Vice President of Asset Management, following his impactful tenure as Senior Director. Since joining Campus more than five years ago, Caliguire played a strategic role in the company’s acquisition and disposition efforts and has helped to drive performance across the company’s owned portfolio. Currently, Campus’ assets are operating at 98% occupancy and are already 82% pre-leased for Fall 2025, with an anticipated 6% rent growth. Known for his capital markets expertise and data-driven decision-making, Caliguire works cross-functionally to optimize revenue, manage expenses, and mentor colleagues—reinforcing Campus’ commitment to asset performance and stakeholder value.
Cara Castelli has been appointed to Vice President of Operations, transitioning from her previous role as Vice President of Asset Management. Over her 16-year tenure at Campus, she oversaw a fund portfolio of approximately 9,000 units and 22,000 beds. Under her leadership, the portfolio achieved historic rent and net operating income (NOI) growth and maintained over 97% occupancy for two consecutive years. In her new role, Castelli will blend deep operational and asset management expertise to drive efficiency, innovation, and long-term value across the portfolio.
