What is "by the bed" leasing?

In "by the bed" leasing, each roommate is only responsible for the rent on his/her bed. So, if one moves out, the remaining roommates are not responsible for the exiting roommate's rent. There are shared responsibilities for common areas including utility costs (if applicable) and shared responsibilities for any damages to the apartment unit if applicable.

What is included in my rent?

If you go to the website under "Amenities", select Community Amenities and Property Amenities.  This will give you a breakdown of all the features that are included in your new apartment home. Listed below are some of the amenities and services included in your rental payment:

  • Each Unit has Private Bedroom and Private Bathroom
  • Fully Furnished Apartments with Furniture Designed for Comfort and Style
  • High Speed Internet Access
  • Full-Size Kitchen Appliances (Refrigerator / Dishwasher / Microwave / Stove)
  • Full-Size Washer and Dryer in Every Apartment
  • Generous Closet Space in Every Apartment
  • Water, Sewer and Trash Removal Costs are included in rental payment

* Amenities are subject to change. Features, Size and Design Vary by Apartment Unit Type.  Electric and Cable are not included in rent.  Residents must contact the local Electric Utility provider and Cable Provider to have service in their name.

What are the rental rates?

The rental rates for the property are available on the website under the Property tab as well as under the Leasing section of the website. All rental rates are subject to change without notice unless a lease has been signed and executed by Campus Apartments.

How do you match roommates?

We have a roommate matching questionnaire that is used to review the likes and dislikes that you have along with your study and music habits. All residents are asked to complete this form thoroughly and honestly so our staff can use these to match residents unless you bring roommates to the apartment. We then match roommates based on these forms to the best of our ability.

Naturally, we cannot guarantee preferences and cannot guarantee that all selections will be successful. If you and your roommate end up not working out together, we will work directly with you and your roommate to resolve the differences and if necessary will attempt to identify other roommates as part of a roommate switch.

What happens if after I move in I don't like my roommate?

Should there be differences that simply cannot be worked out, residents are able to transfer, dependent on availability (a transfer fee may apply and the transferee will be required to pay the rental rate for the new bed / room). We encourage all residents to work-out any differences they may have with their roommates. Our on-site team can provide roommate counseling to assist you to work-out any potential issues.

May I share my room with my spouse, partner, or significant other?

Occupancy at Campus Crossings - Briarcliff is strictly limited to one resident per bedroom unless otherwise modified by Campus Crossings - Briarcliff to accommodate double occupancy standards for specific unit types. Priority in the housing application process is given to Emory University students attending an Approved Graduate program at Emory University. An additional minor child being twelve (12) months of age or less who occupies the same bedroom with the child's parent or legal guardian, will be permitted in addition to the one person per bedroom occupancy guidelines as defined above. The birth certificate for the child must be submitted with the application for rental.

How do I pay my rent and when is it due?

Rent is due the first day of each month. You may mail or deposit your rent at the on-site office. You may use check, money order, credit or debit card. Or, you can pay rent online by going to the "Pay Rent" section of your property's web site under "Residents". Please carefully review your Lease Agreement for all details pertaining to rent payment along with other important lease terms.

Do you allow pets?

No, pets are not allowed at Campus Crossings at Briarcliff. Many, but not all of our communities welcome pets, but certain breeds and types are excluded. On our website, under the Property Amenities section, look for "Pet Friendly" to see if the community you are interested allows pets. If you do not see pet friendly on the amenities page then we do not allow pets.

What type of resident safety is there at property?

Ensuring your safety is a cooperative effort. Our Community policies and lease agreements are written with your comfort, convenience and safety in mind. However, crime has no address and at all times, you must take an active role in securing your home, property, and most importantly, yourself. Campus Apartments makes no representations or warranties that the premises are secure from theft or any other criminal activity perpetrated by any resident or others. Patrol companies, to the extent that they may be on the premises, and other safety or security facilities provided, are primarily for protection of Campus Apartments.

We can not guarantee the effectiveness of any such patrol companies or facilities as a deterrent against any criminal activity, damage, or injury to resident or any guest/visitor and their personal property.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

Residents or guest's personal property and vehicles are not insured under the apartment lease agreement. We strongly recommend that residents purchase insurance against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. Renter's insurance is relatively inexpensive (typically less than $20/month) and can often be secured through your automobile insurance carrier (first check your parent's home-owner's policy).

What if I need to break my lease or don't return for the spring or summer semesters?

Campus Apartments does not offer any type of lease buy-out. However, at management's discretion, residents may assign the lease for their bedroom to a new resident, provided the new resident meets the Campus Apartments approval standards. Though the community staff may assist you in finding a new resident, ultimately, the responsibility is yours (check with your community office regarding policies and potential fees).

When do I get my security deposit back?

Your security deposit is retained until after move-out and may not be applied to your last month's rent (see your Lease Agreement for details). After you vacate, your deposit may be applied to any outstanding rent, late fees, or for any costs incurred to return the apartment to the original move-in condition, less wear & tear. A deposit disposition will be mailed to you within the required time frame specified by the state/county where you reside. All correspondence will be mailed to the last known address, so it is important that you inform us of your forwarding address upon move-out.

What if I need Maintenance in my bedroom or apartment?

Non-emergency service requests can be submitted in any of the following ways:

  • Stop by the office and our staff will complete a Campus Apartments service request form.
  • Call the office during business hours (after-hour's, when our phone's are off-service, you are welcome to leave non-emergency service requests on the answering machine).
  • E-mail your maintenance request to the apartment community (please be as specific as possible regarding the location and actual problem). Our goal is to respond to work orders within 48 hours!
  • Submit a Service Request online. Go to your property's web site and select "Submit Service Request" in the "Residents" section.
  • For emergency situations (water leaks, and back-up's, non-functioning AC/heat during weather extremes, non-functioning refrigerators, electrical outages, gas leaks and fire) we are available 24/7!
  • During business hours, call the community office – do NOT leave a message or send an email. After hours, call the community office and the prompts will lead you to an operator that will page the appropriate property personnel to respond to your situation.

What furniture is provided?

Please refer to the website Property Amenities section for details regarding this community. Most Campus Apartments communities offer fully furnished apartments. A typical apartment could include a lounge chair, sofa, coffee table, end table, entertainment center, and dining table with seating for four. Bedrooms are typically furnished with a desk, four-drawer dresser, and full size bedroom set. Our apartments come fully equipped with refrigerators (some communities offer ice makers), range & hood, dishwasher, disposal, microwave (select communities), and in-unit washer and dryer (select communities).

How do I receive mail and packages?

Campus Apartments does not sort and deliver resident mail (certain communities may be required to do so by the US Postal Service). At most Campus Apartments communities, resident mail is processed and delivered by USPS personnel to your designated unit mailbox. At time of move-in, the community staff will issue a mailbox key to each resident for ease of access. Upon move-out, should you wish to have your mail forwarded, you will need to complete a Change of Address Form with the local post office (the community office often has these handy). All Campus Apartments community offices accept packages and they can be retrieved during business hours with proper ID.

How close are you to campus? Is there alternative transportation to and from the university?

Most Campus Apartments communities are within a block or two from campus however, please refer to the View Area Map pag for a specific community's location. In this section you will also be able to view information on local transportation options – both public and university provided.

What do I need to bring to my new apartment?

We recommend that you contact your roommates prior to moving-in to coordinate for many of the common area furnishings/luxuries, such as; televisions, stereos, shower curtain hooks & shower curtains, bath mats, trash cans, plates, silverware, cups, pots & pans, etc. For your own personal space, you will need to bring your bath and grooming products as well as towels, linens, pillows, and whatever else makes you feel at home.

Most importantly, don't forget to bring an alarm clock as you don't want to be late for class! Your community's staff members are a great resource for planning your move – don't hesitate to call them with questions or simply to feel reassured about what you've already prepared.

What is the Lease Term?

The Lease Agreement at Campus Crossings at Briarcliff is 12-Months. The Lease Term begins in early August (typically August 15th) and continues through the end of July. The property has a set amount of rent for the lease term or you may pay in equal installments of rent. The day that you move-in to your apartment is the day that you pay your first installment of rent. The full amount for that month is due. After that, your rent is due on the 1st of the month, and it is considered late after the 5th. You can always pay in advance. Refer to the PDF version of the Lease Agreement on the website for additional details.

Is the Lease Agreement the same as the Emory Housing Contract?

No, the Lease Agreement form used at Campus Crossing at Briarcliff is a Campus Apartments form lease agreement that is used throughout the country but designed for the unique aspects of the Emory development. The Lease Agreement can not be cancelled or terminated once it is signed by both a resident and Campus Apartments. Your student status at Emory University is not revelent to the status of the signed Lease Agreement.

Are Utilities Included in My Rent?

Electric and Cable are the responsibility of the residents of the apartment unit. Water, Sewer, Trash Removal and Internet are included in your rental payment and provided by the Landlord.

Is Internet Access and Cable Included in My Rent?

Internet access is included in your rental payment and provided by Campus Apartments. Details of this service and the bandwidth provided are available in the on-site leasing office. Cable is not included in the rent. You will need to contact the local cable provider that services their property to hook-up cable. At Campus Crossings at Briarcliff the cable operator is Comcast.

When can I sign a Lease Agreement?

We anticipate beginning the leasing process in late September 2008 initially with on-line leasing available via the Campus Apartments website. You’ll be able to review available apartment units on-line, apply on-line and complete the leasing process on-line. We expect to have model apartments open at the property beginning in early November 2008 and will have leasing employees on-site to show the model apartments at that time.

If I am an international student how would I apply to live at Campus Crossing @ Briarcliff?

International students must (a) complete an on-line application, (b) sign the lease agreement, and (c) pay any applicable leasing fees (i.e., reservation, parking, pet, storage, utility, application, administration, activity, redecorating), if those fees apply, as well as (d) provide a copy of their passport, (e) an admission letter/certificate to their graduate school, and (f) pay the first month rent when due. In the event the electric utility activation process is a problem for international students, Campus Crossings @ Briarcliff Apartments will establish an account bill the student monthly.
